Board of Directors Meeting

Official Minutes

November 19, 2022 held In Person at River Run Park and Via Zoom

The meeting was called to order at 10:01am by Kerri-Ann Nesbeth.

Board Members present to constitute a quorum: Kerri-Ann Nesbeth, President; Lloyd Singh, Secretary; and Omena Wint, Treasurer; Karen Sanchez, Vice President and Olgine Brevil, Director attended in person.

Management present: Lynne Sansoucie, LCAM, CMCA, AMS.

Guests present: Representative from Miramar Police Department.

The Board of Directors reviewed the minutes of the September 17, 2022 Board meetings. Olgine Brevil made a motion, seconded by Omena Wint, to approve the minutes as submitted. The motion carried unanimously.

The Board reviewed a collection account that is ready for foreclosure. Omena Wint made a motion, seconded by Lloyd Singh, to approve for management to try and contact the owner instead of foreclosing the lien. The motion carried 5-0.

There was discussion about fines for violations.

Yvenice Sagesse and Angelia Hosten said that they had not been contacted for a meeting. Beverly Adams no longer wants to be on the committee. Denise Glaser and Phyllis Myers will also serve on the committee.

There was a motion by Karen Sanchez, seconded by Olgine Brevil, to cancel the contract with The Lake Doctors.

Management will send the termination letter. The motion carried 5-0.

Omena Wint made a motion, seconded by Lloyd Singh, to approve the 2023 annual budget as mailed to the members. The annual maintenance fee will be $230. The motion carried 5-0.

Kerri-Ann left the meeting at 9:39am.

Karen Sanchez made an announcement about the Holiday Decorating Contest. It was decided that residents will walk around the community in a group to judge the homes for the contest. More details will be sent out to the residents.

There being no further business the meeting adjourned at 11:00am.
